We aim to provide a simple fixed fee for our residential conveyancing and do not charge for completing required documents such as Stamp Duty Land Tax Returns, or redeeming a mortgage on a sale.  Our fees for dealing with a sale or purchase are based on the value of the property with the exception of properties bought under the Government “Help to Buy” scheme.  The prices below show the legal fees charged inclusive of VAT:

Value between 200,001 – £300,000 £900 Inc. of VAT
Between £300,001 – £500,000 £1,020 Inc. of VAT
Between £500,001 – £750,000 £1,130 Inc. of VAT
Between £750,001 – £1,100,000 £1,320 Inc. of VAT
Between £1,100,001 = £1,500,000 £1,620 Inc. of VAT
Over £1,500,000 £1,800 Inc. of VAT
Any purchase under the Help to Buy Scheme £1,200 Inc. of VAT

If we are acting for your lender on a purchase or re-mortgage we will charge such fees as are provided in the mortgage offer.  This varies between lenders but is usually around £180 Inc. of VAT.

Potential additional work

If during the course of the purchase additional work is required this will be charged as follows:

Declaration of Trust (co-owned property) £300 Inc. of VAT

Management Pack (leasehold properties) £150 – £400 approximately, depending on the Management Company

Land Registry Fees

There are Land Registry fees which are payable on any matter involving any change to the registers, so this will include purchases, transfers of ownership, re-mortgages etc.  They are based on the value of the transfer; the Land Registry fees are:

Value between £50,001 – £80,000 £70
Value between £80,001 – £100,000 £120
Value between £100,001 – £200,000 £190
Value between £200,001 – £500,000 £270
Value between £500,001 – £1,000,000 £540

Abortive Fees

Sometimes a sale or purchase does not proceed for a number of reasons.  We do charge for work undertaken on your behalf in such a situation together with any disbursements incurred on your behalf as follows:

In addition to helping you move we will also assist with the legal work involved in refinancing your home, changing ownership variation of your residential lease or extension of your residential lease our fees are:

All the above frees are based on a standard transaction which progresses smoothly.  Unfortunately on occasions this is not the case and then we will advise you of any additional work that is required which will be charged on a time basis as £262 per hour Inc. of VAT

How long will it take

A straightforward sale or purchase will usually take  6 – 8 weeks but if there are linked transactions, so you are selling a house and buying another this will usually take between 8 – 12 weeks depending on the number of  other sales and purchases are involved

There is typically a week between exchange and completion on a sale or purchase to ensure that mortgage funds are released to the buyer

A re-mortgage or transfer of equity would typically take 4 weeks from instructions and will again depend the work that is required

Who will do the work

We have 3 conveyancers; Philip Laskey, Stephen Ball and Alina Walsh.   Philip and  Stephen are both Licenced Conveyancers and Alina is a solicitor.  All are assisted by Reina and Abbie.  Under the transparency rules it is mandatory that the firm’s website confirms the experience and qualifications of anyone likely to carry out work for an individual in the provision of any service which falls within the scope of the Transparency Rules.
